THE ARCHITECT
 

Billy Ponko, owner of R3B Architecture based in Indianapolis, believes housing should be attainable to all income levels in society.  As an experienced architect, accessibility inspector and plans examiner, he designs housing as the launching point to creating a “home” and a path to a more secure family foundation. R3B Architecture has origins in his own family structure.

 

Good architecture is just one piece of the puzzle to creating a successful project. Another is utilizing a vast array of funding options: market rate, affordable, “work force”, LIHTC, and HUD programs, which all have nuances that can greatly affect a project’s design obligations. R3B uses experience from more than 40 projects and designing nearly 6,500 apartment units across 6.5M gross square feet in 13 states to help developers from conceptual site planning through final completion.   

 

Billy began exploring modular construction in 2018 as an innovative construction method to accelerate multi-family construction and development. In 2020 he helped design and complete one of the first permanent sustainable multi-family housing projects in Indiana using modular construction techniques. He routinely works with Volumod, a new Indianapolis modular factory to develop a portfolio of multi-family housing concepts for townhouses, single family, low-rise multifamily and stacked high-density MF projects.

 

Billy is accredited by the American Institute of Architects, a certified ICC Accessibility Inspector and Plans Examiner, and maintains registration in Indiana, Michigan, Kentucky, Ohio and Texas.
